A garage door bottom seal replacement is the rubber or vinyl strip on the floor edge, not a new door. In St. George that strip fails from sun and heat long before the panels do. A cracked or flat seal lets in dust and monsoon water. Call or text 435-288-7170. We say if it is a seal or something else, and we quote after we know the door. We do not post prices.
What a worn bottom seal looks like
Stand inside with the door closed. A good seal touches the concrete for the full width. A worn one looks like this:
- Rubber that is hard, cracked, or missing chunks at the corners
- A strip flattened so thin it no longer fills the gap
- Daylight under the door, often worse on one side
- A ridge of red dust on the floor every few days
- Water stains on the slab just inside after a storm
The retainer matters. Newer doors use an aluminum channel and the seal slides in from the end. Older doors may have the rubber nailed or screwed on. A channel bent by a vehicle tap will not hold a new bead until it is straightened or replaced. We check that before we order the seal.
Desert heat, dust, and monsoon water
Washington County summers cook this edge. West-facing and south-facing doors take the worst UV. The rubber hardens, shrinks, and splits, then wind pushes grit onto boxes, the opener rail, and the photo eyes. Same wear as desert heat and dust.
A driveway that slopes toward the garage pushes monsoon water at the seal. A flexible seal dams a light sheet. A flat seal lets it through. A seal is not a flood gate. If water stands on the apron, say so. We will tell you if the seal is enough or if the slope is the problem.
A new bottom seal does not cool the garage. It only closes the floor gap. Heat off a single-layer door is a door problem. Read weather seals and insulated doors before you expect a strip to change the temperature.
Bottom seal only, or a full weather-seal kit
- Bottom seal only. The leak is the floor line. Side stops still touch the door and the top of the opening is dark. This is most of the calls.
- Weather-seal kit. Daylight shows at the top, along a jamb, and under the door. Side stops and a top seal go on the same visit. Between-section seals only if those joints leak.
We do not sell a full kit because one corner is torn. Delaminated, rusted, or creased panels will not be saved by rubber. We say so and point you to repair or replace. A thicker seal is not a fix for a door that sits high. A high side is often a limit, a cable, or the track. We check the close first.
What the visit looks like
If the door feels like a slab, or you heard a bang, the spring comes first.
- Confirm the door meets the floor, and that this is not a spring, cable, or limit problem.
- Identify the retainer: slide-in channel, nail-on, or screw-on.
- Match the profile and the width. A two-car door and a single are not the same piece.
- Pull the old rubber, clear grit, and seat the new seal at both ends.
- Run the door down. We do not carve the seal to hide a crooked door.
Most finish in one visit when the retainer is sound. A crushed channel or a soft bottom panel stops the job until you hear the options. The price is confirmed before work starts. See service fees.
How to get a quote
Call or text 435-288-7170. Give the city, single or two-car, and dust or water. A photo of the bottom corner is enough. We quote before anyone is sent. Same-day is the goal on a common profile if you call early. After hours is a request, not a 24-hour shop.
FAQ
How do I know the bottom seal is the problem?
With the door closed, look for daylight, a dust line, or water stains along the floor. Cracked or flat rubber is the seal. A door that sits high or feels heavy is not a seal job first.
Is a bottom seal the same as a full weather-seal kit?
No. A bottom seal is only the floor edge. A kit adds side stops and a top seal when light shows around the opening. We use the smaller job when that is all that leaks.
Will a new bottom seal stop monsoon water?
It stops a light sheet at a door that already meets the floor. It will not fix a driveway that floods or a door that hangs above the slab.
Can I replace a garage door bottom seal myself?
Sometimes, if the door is balanced and the seal slides into a straight channel. If the door is heavy, the channel is bent, or one side misses the floor, call 435-288-7170.
Do you list a price for bottom seal replacement?
No. Width, retainer, and whether side stops are included change the job. Call 435-288-7170 for a quote. The price is confirmed before work starts.
