Repair stays the primary job on this site. A new door is the right call only when the old one is done.
Repair it when
- Springs, cables, rollers, or the opener failed and the panels are straight
- One dented panel can be swapped
- Weatherseal and tracks are usable
That is most St. George service calls. See spring repair, cables, and openers.
Replace the door when
- Bottom panels rusted or delaminated from monsoon splash and UV
- Multiple panels creased from an off-track event or a vehicle hit
- Tracks twisted, torsion tube rusted out, hardware original and seized
- You want insulation because the garage is a wall of afternoon heat
We will say so after looking at it — not as a default upsell on a spring job.
HOA design rules show up in Ivins (Kayenta earth tones), parts of Washington (Coral Canyon), and some Santa Clara infill. If your association controls visible panel style or color, say that on the call so the quote matches what you can actually install.
What an install includes
Measure the opening, pick a door that fits the track and headroom you have, new springs matched to the new door weight, tracks as needed, and opener force reset (or a new opener if the old one cannot handle the insulated weight).
